Commercial plumbing

Shops · Offices · Warehouses · Cafés & restaurants · Fit-outs · Maintenance

Downtime is the real cost, not the plumbing.

When a café loses hot water or a shop's only toilet blocks, the invoice is the smaller number. We schedule planned work around trading and we treat breakdowns as the trading interruptions they are.

The short answer

Commercial plumbing covers plumbing, drainage and gas work in business premises: shops, offices, warehouses, cafés, restaurants and industrial units. It differs from domestic work mainly in scheduling and consequence. Work that interrupts trading has to be planned around opening hours or done after hours, food premises have grease and hygiene requirements that residential kitchens do not, and a breakdown costs the business revenue on top of the repair. B&M Advanced Plumbing does commercial maintenance, breakdowns and fit-out plumbing across The Hills, the North Shore and the Northern Beaches.

What we do for commercial sites

The work splits into breakdowns, planned maintenance and fit-outs.

If you run a food business, the single most valuable thing on this page is the idea of putting your grease lines on a jetting schedule. Almost every emergency grease blockage we clear was predictable.

How it works

How we work on commercial sites

1

Find out what trading looks like

Opening hours, busy periods, what can and cannot be interrupted, and who on site can authorise work. A café at 7am and an office at 7am are different problems.

2

Quote the disruption, not just the work

We tell you what has to be off, for how long, and when we would recommend doing it. For a lot of commercial jobs the schedule matters more than the price.

3

Do planned work outside trading where it makes sense

Early mornings, evenings, weekends or a shutdown period. It costs more per hour and it usually costs far less overall than closing during trade.

4

Deal with breakdowns as trading interruptions

When something fails during trade, the first goal is to get you operating again, even if the permanent repair happens later at a better time.

5

Keep the site tidy and safe

Customers, staff and stock are around. Barriers, drop sheets, no tools left where the public can reach them, and everything cleaned up before we go.

6

Document what we did

Invoices that make sense to a landlord or a head office, gas compliance certificates, and reports where a compliance requirement or an insurance claim needs them.

What commercial plumbing costs

Commercial work is priced on the job and on when it has to happen. The main factors:

For sites we maintain regularly we will give you a schedule and a realistic annual figure so it can be budgeted. Unpredictable plumbing costs are a nuisance for a business, and most of that unpredictability is avoidable.

Questions

Commercial plumbing questions

Yes, and for most planned commercial work we would recommend it. Early mornings before opening, evenings after close, weekends, or a scheduled shutdown. The hourly rate is higher and the total cost to the business is almost always lower than closing during trade.
We will answer the phone and give you a straight answer about when we can be there. Tell us what has stopped and whether you can keep trading without it, because that changes how we prioritise. If we cannot get to you fast enough to be useful, we will say so rather than leaving you waiting on us.
Yes, including the grease lines, which is the part that causes the most trouble. Food premises accumulate fats and oils in the drainage no matter how careful the kitchen is, and the sensible approach is scheduled jetting at an interval matched to how much the line sees, rather than waiting for it to block mid-service.
Yes. New tenancy plumbing, kitchens and amenities, drainage and gas. What we need is realistic notice and coordination with the builder's programme, because plumbing rough-in has to land in the right slot in the sequence. Fit-outs that go badly usually went badly in the programme, not on the tools.
Yes. Clear invoices, gas compliance certificates for gas work, and written reports where a compliance requirement, a lease obligation or an insurance claim needs them. Tell us what your reporting requirements are up front and we will meet them.
Yes, we are licensed and insured. If your site or your landlord requires evidence of insurance or a specific induction before we attend, tell us at the booking and we will get it sorted before we arrive rather than at the gate.
Yes, and for food premises, gyms, childcare and any site with a history of blockages we think it is the single best value thing you can do. Drainage and grease lines jetted on an interval, hot water and amenities checked, small problems found before they become trading interruptions.
Large roof areas mean large volumes of water and often box gutters, which are the highest-consequence part of any roof because they overflow inside the building and onto stock. Worth inspecting before storm season rather than after. See roof plumbing.
Yes, and the same lot versus common property questions apply as in residential buildings, which affects who pays. See strata plumbing.

Commercial plumbing: the cost you cannot see on the invoice

For a business, the plumbing bill is rarely the expensive part. The expensive part is the trade you did not do while the toilet was out of action, the food you threw away when the kitchen closed, or the stock that was under the box gutter when it backed up.

Which is why scheduling is most of the job

Almost every planned commercial job has a right time and a wrong time. The wrong time is during trade. The right time is early, late, on a quiet day, or during a shutdown. Out-of-hours labour costs more per hour, and against a lost day of trading it is nearly always the cheaper decision. We will put both options in front of you rather than assuming you want the lowest hourly rate.

Grease is the commercial equivalent of tree roots

In residential drainage, most recurring blockages are roots. In commercial food premises, it is fats, oils and grease. It coats the inside of the drainage line, hardens, narrows the pipe and eventually stops it. No amount of care in the kitchen eliminates it, because it is a by-product of cooking.

Which means it is predictable, and predictable problems should be scheduled rather than suffered. High pressure jetting at an interval matched to how hard the line works keeps the pipe near its full diameter. Every emergency grease blockage we have cleared at 9pm on a Friday was, in hindsight, a maintenance interval that was never set.

Fit-outs live or die on the programme

Plumbing in a fit-out is not difficult. Getting it to happen in the right order is. Rough-in has to go in before walls and floors are closed up, and fit-off has to happen after the finishes. A fit-out where the plumber is called after the tiler has finished is a fit-out where somebody is about to lose money. The fix is boring: give the plumber the programme early and realistic notice of both visits.
