Northern Beaches plumbers

Manly · Freshwater · Dee Why · Collaroy · Narrabeen · Mona Vale · Newport · Avalon · Palm Beach

Salt, sand, and blocks that are either too flat or too steep.

The Beaches gives you two opposite problems within ten minutes of each other. Low-lying ground near the lagoons where the water table is already high, and escarpment blocks where a house sits four storeys above or below the street. Both need a different answer.

What we get called to on the Beaches

The list here looks a bit different from inland Sydney.

Before storm season, the two things worth checking on any Beaches property are the gutters and whether every downpipe actually discharges into a working drain. Those two account for most of the water that ends up inside a building.

How it works

How a job runs with us

1

You ring or send the form

Emergencies go to the phone and get answered whatever the hour. Anything that can wait goes through the form and gets a reply within 12 hours.

2

We ask about the block as well as the problem

Whether the house is above or below the street, how the access is, roughly how old it is, and how far you are from the water. All of that changes what we bring and how we price it.

3

We look at it on site

On drainage that means clearing and then a camera, because in a cottage that has been extended twice the fault is usually at a junction nobody has looked at.

4

You get the options and the price before we start

On a steep block with no machine access, relining versus hand excavation is a very large difference in both cost and disruption, and you should see both.

5

We do the work and leave it clean

Boots off, drop sheets down, drain areas hosed and disinfected. Gas work comes with a compliance certificate.

About B&M Advanced Plumbing

Two plumbers who know coastal properties

B&M Advanced Plumbing is Luke and Zach. When you ring, one of us picks up and one of us turns up. There is no dispatcher deciding which subcontractor is closest, and no commission-based salesperson writing up your quote.

Between us that is more than thirty years of plumbing, drainage and gas work, including plenty on coastal properties: gutters that have rusted through years early, stormwater lines full of sand, drainage on blocks where nothing bigger than a wheelbarrow can reach the pipe, and cottages that have been extended so many times nobody knows what is under them.

The way we work is simple. We look at the job, we tell you what it needs and what it will cost, and then you decide. Licensed and insured, NSW contractor licence 501562C.

Local knowledge

What the coast does to plumbing

Two terrains, one climate, and a lot of salt. Here is how it actually plays out.

Salt air eats external metalwork

Anything metal and outside has a harder life here than twenty kilometres inland. Guttering, downpipes, flashings, fixings, tap spindles and the casing of an outdoor hot water unit all corrode faster, particularly on the properties closest to the ocean at Manly, Freshwater, Curl Curl, Collaroy, Newport and Palm Beach. It changes how often things need checking and what is worth specifying when you replace them.

Sand gets into everything

Stormwater pits and lines silt up with sand far faster here than elsewhere in Sydney. A line that looks fine in dry weather can be half full, which is exactly when it fails in a downpour. Jetting rather than snaking is usually the right tool, because it removes the sand instead of making a channel through it.

The flats near the lagoons have a high water table

Around Narrabeen, North Narrabeen, Collaroy, Dee Why and the low ground near the lagoons, the soil is already holding water, so it has limited capacity to take any more. Subsoil drainage silts up, subfloors get damp, and yards stay boggy long after the rain. It also makes any excavation wetter and more awkward.

The escarpment blocks are about access

At Avalon, Bilgola, Whale Beach, Clareville, Seaforth and Balgowlah Heights, houses sit well above or below the street on steep ground, often with long stairs and no vehicle access to the pipe. If an excavator cannot reach the fault, digging is done by hand. That is the single strongest argument for repairing drains from the inside here.

Terrain the sewer network has to be pumped around

The Warriewood wastewater system covering the northern half of the Beaches relies on 48 sewage pumping stations across roughly 485 kilometres of sewers to serve about 70,000 people. That is what this landscape does to gravity drainage, and it is a fair indication of how hard your own property's drainage may have to work.

Original cottages, heavily renovated

The beach cottages through Freshwater, Curl Curl, Narrabeen, Newport and Avalon have mostly been extended, raised or partly rebuilt at some point. That means original earthenware drainage and galvanised supply pipe joined to two or three later generations of work, and the connection points between them are where we find most of the faults.

What we charge, and how we work it out

No price list, because a real quote depends on what is in front of us. We always tell you the number before we start. What moves it on a Beaches property:

If there is a cheaper way to get the same outcome, we will tell you about it. And if a repair is going to fail again in six months, you will hear that from us too, even when the repair is the easier sale.

★★★★★

Gutters had rusted through in three places and were dumping water against the wall. They replaced the run, sorted the downpipe into an actual drain, and pointed out the two things I should keep an eye on.

Steep block, house well below the street, blocked sewer. I was expecting them to want to dig. They relined it from the access point instead and nobody touched the garden.

Backyard stayed swampy for a week after any rain. They worked out it was groundwater plus a silted-up subsoil line, not the stormwater at all, and fixed the right thing.

Manly, Balgowlah, Balgowlah Heights, Seaforth, Freshwater, Curl Curl, Dee Why, Cromer, Collaroy, Narrabeen, North Narrabeen, Warriewood, Mona Vale, Newport, Bilgola, Avalon, Whale Beach, Palm Beach, Clareville, Brookvale, Forestville, Frenchs Forest, Belrose and Terrey Hills. If you are nearby and not listed, ring and ask.
Salt-laden air accelerates corrosion of external metalwork, and the closer you are to the ocean the more pronounced it is. The other factor, which people underestimate, is debris. Wet leaf litter sitting in a gutter holds moisture against the metal continuously, which is far harder on it than rain. Keeping gutters clear genuinely extends their life, and when it is time to replace them it is worth specifying for a coastal position rather than taking the cheapest option.
Sand in stormwater is a fact of life here. The right approach is jetting, because high pressure water flushes the sand out and cleans the full diameter of the pipe, where a mechanical snake just bores a channel through it and leaves the rest. It is also worth looking at whether the pits are the right size and whether sand is getting in somewhere it should not, because dealing with the source beats clearing the line every year.
Yes, and it is a large part of what we do here. On the escarpment blocks at Avalon, Bilgola, Whale Beach, Clareville and Seaforth Heights, the honest answer is that if an excavator cannot reach the pipe, excavation gets expensive quickly because it becomes hand work. That is exactly why we camera the line first and look hard at whether relining will do the job, because relining works from the existing access point and the machine never needs to get to the fault.
Sometimes, and sometimes not. On the low ground near the lagoons around Narrabeen, Collaroy and Dee Why, the water table is already high, so the ground has limited capacity to absorb more. In that situation the answer is often subsoil drainage rather than more stormwater pipe, and if there is already an old subsoil line it has probably silted up. Getting the diagnosis right matters, because the two problems need different work.
It affects the casing, the fittings and anything metal on the outside, particularly on an exposed coastal position. It is worth thinking about where an outdoor unit sits and how sheltered it is, and being a bit more attentive to it than someone inland needs to be. See hot water systems.
Yes, 24 hours. Luke is on 0423 213 079 and Zach is on 0402 273 744. Save both numbers, because if one of us is under a house the other can usually answer.
Yes. There is a lot of older unit stock through Manly, Dee Why, Freshwater, Collaroy and Mona Vale, much of it with original cast iron stacks. We do common property and lot work and provide written reports with camera footage for committees and insurers. See strata plumbing.
Yes. Brookvale is the main industrial and commercial precinct up here and we do maintenance, breakdowns and fit-out plumbing there, along with the retail strips at Manly, Dee Why, Mona Vale and Avalon. Planned work is scheduled around trading. See commercial plumbing.
Yes. NSW contractor licence 501562C, ABN 32 700 743 059, ACN 700 743 059, and a separate gasfitting licence. Gas work comes with a certificate of compliance. Ask to see any of it.

Plumbing on the Northern Beaches: two terrains, one climate

You can drive from a flat street where the water table is a metre down to a house perched four storeys above the road in about five minutes. For a plumber those are opposite problems, and they need opposite answers.

The flats

Around Narrabeen, North Narrabeen, Collaroy, Dee Why, Warriewood and the low ground near the lagoons, the constraint is that the soil is already holding water. That has three consequences. Surface water has nowhere to soak away to, so it sits. Subsoil drainage silts up and stops working, so damp gets into subfloors and yards stay boggy for days. And any excavation is wetter, slower and more awkward than the same trench on higher ground.

The instinct on a wet yard is to add more stormwater pipe. Frequently the right answer is subsoil drainage instead, because the water is coming out of the ground rather than running across it. Getting that diagnosis right is the difference between fixing it and spending money twice.

The slopes

At Avalon, Bilgola, Whale Beach, Clareville, Seaforth and Balgowlah Heights, everything is about access. Houses sit well above or below the street, connected by stairs, on ground that falls away sharply. Water arrives fast from uphill and has to be intercepted before it reaches the building, not collected after it has.

And when a drain fails on one of these blocks, the traditional repair runs into a hard practical wall: you cannot get an excavator to the pipe. Hand excavation on a steep site is slow and it is expensive. This is why we camera first and look seriously at whether relining will work, because a liner is installed through the existing access point and the machinery never has to reach the fault at all. On this terrain that is frequently the difference between a manageable job and a very large one.

What the sewer network tells you about the ground

Here is a useful measure of how difficult this landscape is for drainage. The Warriewood wastewater system, which serves the suburbs from Warriewood and Mona Vale up through Newport, Avalon and Palm Beach and across to Terrey Hills, Ingleside, Belrose and Frenchs Forest, needs 48 sewage pumping stations across roughly 485 kilometres of sewers to move the wastewater of about 70,000 people. Gravity alone does not do the job around here. If the public network needs that much help, it is not surprising that individual properties frequently need their drainage thought about rather than assumed.

Salt, everywhere, all the time

The one thing every property on the Beaches shares is the air. Salt accelerates the corrosion of external metalwork, and the effect is strongest closest to the ocean. Guttering, downpipes, flashings, fixings and the external components of a hot water unit all have shorter lives here. It shows up most often as gutters rusting through years earlier than the owner expected, usually helped along by wet leaf litter that has been holding moisture against the metal.

The practical implications are simple. Check gutters more often than you would inland. Keep them clear, because debris does more damage than weather. And when it is time to replace something exposed, spend the small extra on specifying it properly for a coastal position, because the cheaper option will be back sooner.

Cottages with four generations of plumbing

Most of the original cottages through Freshwater, Curl Curl, Narrabeen, Newport and Avalon have been extended, raised, or partly rebuilt at least once. Under them you find original earthenware drainage joined to work from the seventies joined to work from the nineties joined to a recent renovation. The faults are almost always at the junctions between those generations, which is why a camera is worth so much on this housing stock. Nobody, including the owner, knows what is actually down there until somebody looks.
