The Hills is three different plumbing jobs in one shire. Mid-century brick homes with ageing clay drains, new estates on small blocks with a lot of hard surface, and acreage running on tank water and its own wastewater system. We work on all three every week.
Three quick steps. Every enquiry answered within 12 hours. If it's urgent, call.

Which fixtures, how old the house is, whether it has happened before. On acreage we will ask whether you are on tank water and on a septic system, because it changes everything.
No firm price over the phone, because the same symptom can be a quick fix or a day with an excavator. We look, then we tell you.
Including what is genuinely necessary and what is optional. Nothing gets done that you have not agreed to.
Boots off, drop sheets down, the area hosed and disinfected on drain work. Gas work comes with a compliance certificate.
B&M Advanced Plumbing is Luke and Zach. We are based in The Hills, we live and work here, and when you ring, one of us picks up and one of us turns up. There is no dispatcher deciding which subcontractor is closest and no commission-based salesperson writing up your quote.
Between us that is more than thirty years of plumbing, drainage and gas work. We know which streets still have earthenware drains and which estates were built with PVC, and we know which parts of the shire are on septic and tank water.
The way we work is simple. We look at the job, we tell you what it needs and what it will cost, and then you decide. Licensed and insured, NSW contractor licence 501562C.
The Hills has particular problems, and they are mostly a function of the soil and of when your house was built.
Much of the shire sits on clay soils that swell when wet and shrink when dry. That seasonal movement works away at rigid pipe joints year after year, which is why cracked joints and offset drains are so common here. The same clay does not absorb water well, so surface water sits instead of soaking away.
Through Baulkham Hills, Winston Hills, Castle Hill and Glenhaven there is a lot of housing from the sixties and seventies. That generally means earthenware drainage with a joint every metre, mature trees over the top of it, and copper or galvanised supply pipe now decades old.
Rouse Hill, The Ponds, Box Hill, Kellyville Ridge, Stanhope Gardens and Schofields are a different world. PVC drainage that rarely fails, slab-on-ground construction that makes leaks harder to reach, small blocks with large roof areas, and stormwater systems that get tested hard in a downpour.
Larger Hills blocks mean longer drainage runs, and they very often pass under a concrete driveway, paved entertaining area or pool surround. That is the exact situation where relining from the inside beats digging a trench through the middle of it.
Out through Dural, Kenthurst, Annangrove and Glenorie, plenty of properties have never been connected to the sewer. The Hills Shire Council has around 3,500 on-site sewage management systems on its register, and those blocks frequently run on tank water too, so both ends of the water cycle are the owner's responsibility.
Roots cause more blocked drains here than anything anyone flushes. A large gum or a row of established screening trees near a sixty year old clay sewer line is the most reliable recipe for a recurring blockage we see.
We do not publish a price list, because a real quote depends on what is actually in front of us. What we will always do is tell you the number before we start. The things that move it:
If there is a cheaper way to get the same outcome, we will tell you about it. If a repair is going to fail again in six months, we will tell you that too, even when the repair is the easier sale.
Sample notes for the site. We'll put live Google reviews here as they come in.
Blocked kitchen drain on a Saturday. They were here the same morning, put a camera down it, showed me the root that caused it, and left the place tidy. Will use them again.
Hot water packed it in mid-week. Arrived when they said they would and had a replacement in the same day. Straight about the cost before they started.
We are on acreage with a septic system and a tank. They sorted the pump, found the actual reason the pressure was bad, and explained the whole setup to me properly.
People talk about The Hills as one place. For a plumber it is three, and which one you live in determines almost everything about what is likely to go wrong at your house.
Baulkham Hills, Winston Hills, Castle Hill, Glenhaven, West Pennant Hills and Cherrybrook carry a lot of housing from the 1960s through the 1980s. The drainage under those homes is generally vitrified clay, laid in short lengths with a joint roughly every metre. The supply pipework is copper, or in the oldest of it galvanised steel, and it is now decades into its service life.
Add the clay soil that most of the shire sits on. It swells in wet weather and shrinks in dry, and that seasonal movement works patiently at rigid joints. Once a joint opens even slightly, roots from the mature trees those suburbs are full of will find it. That single sequence accounts for most of the recurring blocked drains we clear in this part of Sydney.
Rouse Hill, The Ponds, Box Hill, Kellyville Ridge, Stanhope Gardens, Schofields, Glenwood and Parklea are a completely different proposition. The drainage is PVC and it does not crack at the joints. What you get instead is slab-on-ground construction, which means a leak in a water line under the slab is far harder to locate and reach than one under a suspended floor. And you get small blocks with large roof areas and a lot of paving, so when a serious downpour arrives there is very little soft ground to absorb anything and the stormwater system has to take all of it.
These are also the homes now reaching the age where bathrooms and kitchens get updated, which is a large part of our renovation work.
North and west through Dural, Kenthurst, Annangrove and out towards Glenorie, the picture changes again. Many of these properties have never been connected to the sewer and never will be. The Hills Shire Council maintains a register of on-site sewage management systems and there are around 3,500 of them, split mainly between traditional septic tanks with absorption trenches and aerated wastewater treatment systems.
The same blocks frequently rely on rainwater tanks for their water supply, which means when a pressure pump fails, the house has nothing coming out of any tap. On acreage the whole water cycle is the owner's responsibility rather than a utility's, and that is a different relationship with your plumbing than a suburban block has. Many of these properties are also bushfire-prone, which affects gutters, tanks and roof detailing.
The common thread is that we look before we quote. On an older home that usually means a camera down the drain so you can see whether the pipe is sound. On a newer home with a leak it means isolating sections methodically instead of opening up a slab on a hunch. On acreage it means working out whether the problem is the plumbing, the tank, the pump or the disposal field before anybody spends money.
