The short answer

A plumbing emergency is anything causing active damage, making a home unusable, or creating a health or safety risk: a burst pipe, water you cannot turn off, no water at all, sewage backing up inside, or gas you can smell. The first step in a water emergency is almost always to turn the water off at the meter, which is usually at the front boundary of the property. For a gas smell, turn the gas off at the meter, open doors and windows, do not touch light switches or anything electrical, and get outside. Then call a licensed plumber. B&M Advanced Plumbing answers the phone 24 hours a day across The Hills, the North Shore and the Northern Beaches on 0423 213 079 and 0402 273 744.

What actually counts as an emergency

We would rather you called and we said it can wait until morning, than you sat up all night with a bucket. Call straight away for any of these:

Things that can usually wait for a normal appointment: a dripping tap, one slow drain with others working fine, a running cistern, or a job you have been meaning to book for a month. Send those through the form and you will hear back within 12 hours.

How it works

What to do before we get there

1

Turn the water off at the meter

Go and find it now, before you need it. On most Sydney properties the water meter is at the front boundary, often in a small box in the lawn or garden bed near the fence. There is a tap next to the meter. Turn it clockwise until it stops. That isolates the whole property.

2

If it is gas, turn the gas off and get outside

The gas meter has a valve you turn a quarter turn so the handle sits across the pipe. Open doors and windows on the way out. Do not switch anything on or off, do not use a light switch, and do not use a phone inside the building. Call us from outside.

3

Turn the power off to anything wet

If water is near a switchboard, in a ceiling with downlights, or near power points, switch off at the switchboard if you can safely reach it. If you cannot reach it safely, leave it and tell us on the phone.

4

Turn off the hot water system if it is the source

Electric units have a dedicated switch or circuit breaker. Gas units have an isolation valve. There is also usually a cold water isolation valve at the unit, which stops it refilling.

5

Move what you can and take photos

Get belongings up off the floor and out of the path of the water. Photograph the damage before you clean it up, because if there is an insurance claim in this, those photos are worth having.

6

Call and describe it plainly

Suburb, what is happening, whether you have managed to turn the water off, and whether anyone is at risk. That tells us what to load and how fast we need to move.

What an emergency callout costs

After-hours plumbing costs more than the same job in business hours. That is true of every plumber and we are not going to pretend otherwise. What we will do is tell you the price before we start work, at whatever hour you have called.

A fair bit of emergency work splits naturally into two stages: make it safe and stop the damage now, then do the permanent repair at a normal hour for a normal price. Where that is an option, we will offer it to you rather than doing the whole job on emergency rates.

Questions

Emergency plumbing questions

It depends where you are and what we are already on. What we will do is answer the phone and give you a straight answer about when we can be there, rather than saying we are on our way and leaving you waiting. For genuine emergencies we aim to be there the same day, and overnight where we can. If we honestly cannot get to you fast enough, we will tell you that too so you can call someone else instead of waiting on us.
On most Sydney residential properties it is near the front boundary, in a rectangular plastic or metal box set into the lawn or garden, often close to the fence or driveway. Lift the lid and you will see the meter and a tap. Turning that tap clockwise shuts water to the whole property. It is worth finding it on a calm afternoon rather than in the dark with water pouring through a ceiling.
After-hours work is priced higher than business hours. We tell you what the job will cost before we start it, so there is no surprise at the end. Ask on the phone and we will be straight with you about what you are looking at.
Call. The form goes to email and gets answered within 12 hours, which is fine for a dripping tap and useless for a burst pipe. Luke is on 0423 213 079 and Zach is on 0402 273 744. Try the other number if the first one does not answer.
We can find out where it is coming from and stop it if the source is accessible, which in a strata building often means getting the building manager involved. In a unit block the question of whether it is lot or common property changes who pays, so it is worth reading our strata page if that is your situation.
If the fault is on their side of the connection, for example a burst main in the street or a meter that is theirs, we will tell you and point you to them, because that repair is theirs to make and theirs to pay for. Sydney Water has its own 24 hour faults line for that.
It is if sewage is coming up inside, if every fixture in the house has stopped, or if there is only one toilet and it is out of action. A single slow shower with everything else working is not, and it will cost you less to book it for the morning. More on our blocked drains page.
Usually not, unless it is leaking badly or you can smell gas. A cold shower is unpleasant, not dangerous. If the unit is dumping water, turn off the cold water isolation valve at the unit and the power or gas to it, and then call us. See hot water systems.
That depends on your policy and on the cause, and we cannot answer it for you. What we can do is give you photos, an invoice and a written description of what failed and why, which is what insurers ask for. Tell us at the start if you think you will be claiming, so we document it properly as we go rather than reconstructing it afterwards.

What a 24/7 plumber should actually mean

Plenty of plumbing websites say 24/7. Fewer mean a person answering the phone at 3am. B&M Advanced Plumbing is Luke and Zach, and the two mobile numbers on this page are theirs, not a call centre that takes a message and passes it to whoever is available.

Why we list two numbers

Because a plumber under a house or in a ceiling space genuinely cannot answer a phone. Between the two of us, someone almost always can. Save both numbers in your phone now, and if the first one does not pick up, try the other one rather than moving on down the search results.

The first five minutes matter more than we do

With a burst pipe, the damage is a function of time and volume. Whatever we can do when we arrive, the water that went in before we got there is already in. That is why the most valuable thing on this page is not our phone number, it is knowing where your water meter is and which way to turn the tap. Go and find it this week.

The same applies to gas. Knowing where the meter valve is, and that you turn it a quarter turn so the handle sits across the pipe, is worth more in that moment than any tradesperson.

Make it safe now, fix it properly later

Not every emergency needs the full repair done at emergency rates. Frequently the right call is to isolate the problem, stop the damage, make the place usable, and come back at a normal hour to do the permanent work properly and at a normal price. Where that split is possible we will put it to you as an option. It is your money and your decision, and doing a rushed permanent repair by torchlight is rarely the better outcome anyway.

Where we come out to

After-hours callouts across The Hills, the North Shore and Hornsby Shire, and the Northern Beaches. Tell us the suburb when you call so we can give you a realistic time rather than an optimistic one.

Luke: 0423 213 079. Zach: 0402 273 744.

If it can wait, book it here

Emergencies go to the phone, day or night. For anything that can wait until we call you back, send the form and you will hear from us within 12 hours.
